Jonathan M Van Dyk
After growing up in the suburbs of New Jersey, I moved upstate and for the past 25+ years I have been involved in multifamily housing. I have owned properties throughout our region, including in Saratoga, Fort Edward, Greenwich, Salem and Cambridge.
My involvement is broad and has covered all aspects of multifamily real estate: from searching for property, to working with home inspectors, electrical inspectors, code enforcement, attorneys, surveyors, subdivisions, the Health Department, and septic repair. I have had to deal with DEC in wetland situations. Also with asbestos.
I have done almost all the repairs on these properties, including masonry, electrical, carpentry, ceramic tiling, plumbing, foundation jacking and repair. I have been involved with the tax implications of real estate and I have been able to use the tax laws substantially to my benefit in the form of reduced capital gains. I have grieved property taxes with some success.
I decided to put all these experiences to use by becoming a Realtor®. My deep knowledge is a major asset to my clients as they navigate this field.
For the past 20 years I have also worked with my father on our 250-acre farm in West Hebron. We raised miniature Hereford cows and did extensive land development. We cleared much of the hilly, treed land, dug stumps, put in roads, created many ponds, and installed fences to bring the farm back to what it was 100 years ago.
My family has been involved in real estate for generations. In New Jersey, my father, uncle and grandfather had one of the first FHA funded nursing homes, with about 100 beds. I spent my formative years visiting and working there, first in the kitchen and doing maintenance and eventually as an LPN.
I thoroughly enjoy working with the seniors and the elderly. I am patient and attentive to their financial, emotional, and physical needs. My nursing experience also made me aware of certain considerations that are important for seniors, such as the importance of transferring wealth and estate planning, especially prior to entering assisted living or a nursing home.
My three children all graduated from Salem High School and have gone on to achieve higher degrees. My daughter is studying to become a nurse and my sons are involved in mold remediation. I, too, will shortly have my Mold Assessor and Mold Contractors license in New York State.
I look forward to helping you buy and sell real estate. You can be confident that I am not only knowledgeable of this field but also sensitive to the many considerations that are involved.
