Equitas Realty is a real estate brokerage located in Saratoga Springs, New York. We are a woman-owned small business that's been serving the Capital Region for the past 15 years. The Capital Region is defined as the 11 counties surrounding the State Capital in Albany.

We specialize in representing buyers and sellers of residential property, predominantly in Saratoga, Warren, Washington, and Schenectady counties. We have significant experience selling lakefront property and are subject matter experts in residential property of all stripes.
We know how important a home sale or purchase is for our clients, which is why we strive to be the best in the profession. We bring a wealth of real time market knowledge and trends, expert negotiation skills and the ability to listen carefully. Our company culture places a high value on attention to detail and doing things thoroughly and correctly. We just don't enjoy being Realtors®, we absolutely love our profession, meeting new clients, championing your interests, and helping you move forward.
Our Company
Equitas Realty was established in 2008, but operated as a franchise of a large national brand. In 2014 our owner and Principle Broker, Janet Besheer, took the company private, and we've been Equitas Realty ever since.
For a long time, our office was located on the corner at 38 High Rock Ave in Saratoga Springs. In 2020, with construction of a metered parking garage across the street, which replaced what had been a large free parking lot, and the pandemic, with all the related health concerns, we decided it was time for a change.
We are now conveniently located in our regional mall, the Wilton Mall at Saratoga, at the entrance between Healthy Living Market & Cafe/Planet Fitness and HomeGoods. Our clients can still enjoy (seemingly unlimited) free parking, and be confident of their safety in the Mall's specially filtered and routinely sanitized environment.
